Roost & Co. exists because the volume real-estate model — twenty agents on a team, all rushing to next year's quota — does not serve sellers or buyers well. We deliberately stay small.

One agent, end to end
You meet Margaret. You work with Margaret. There is no team, no junior agent, no handoff after the listing agreement is signed.
Hand-written listings
Listing copy is written from a real walkthrough, not a template. Each one takes 4–6 hours to draft.
Real photography
Every listing gets a half-day with a professional architectural photographer. Drone, twilight, interior, the works.
Slow when it matters
We don't rush sellers into bad pricing. Most listings sit on a strategy call for two weeks before going live.
Trust & estate fluency
Roughly a third of our work is estate or trust sales. We have lawyers and accountants we trust and refer regularly.
Twelve a year, by choice
If we're full, we'll say so and recommend three other agents we trust. Better to refer than to dilute.

Fifteen years at a regional brokerage, then opened Roost in 2011 with one assistant and one printer. Today: still one assistant, slightly newer printer.
